When to compare this area—and what to check
Central Houston can reduce distance to downtown, museums and the Medical Center, but housing costs depend heavily on whether you choose a condo, townhome or detached house. Check shared-driveway agreements, parking, HOA or condominium finances and street drainage. A low-maintenance exterior does not mean low total ownership costs.
Explore the Heights, Montrose, Midtown, Downtown, Museum District, Rice Military and West University Place. Townhomes, condos and detached houses offer different maintenance, parking and ownership costs.
Inside the Loop is a geographic starting point, not a single housing market. Compare the Heights, Montrose and Museum District by the streets and property type you would actually use. A nearby destination is not automatically a comfortable walking route in Houston heat.
Townhomes require attention to stairs, guest parking, shared drives and outdoor space. For a condominium, review the association’s budget, insurance, reserves, assessments and lender eligibility. For a detached home, examine lot drainage, prior additions and survey exceptions.
Visit at more than one time of day. Listen for traffic and commercial activity, test parking and look at neighboring construction. Compare the entire monthly cost instead of using a suburban house price as the only benchmark.
Request comparable sales, inspect the property, obtain insurance quotes and estimate the complete monthly cost. For new construction, review completion dates, builder terms and taxes after the home is completed.
