How to choose a Realtor in Houston: questions before hiring
By Oksana Bogott, REALTOR® · Updated November 3, 2026
An appealing Instagram account or a shared language can start a conversation. Choosing an agent also means understanding who represents you, how they research a property and how they explain decisions. Use these questions whether you already live in Houston or are moving to Texas.
Check the licence and sponsoring broker
Look up the person’s name, licence status and broker through TREC. Ask who will personally handle your work. A team name or follower count does not replace checking the individual. TREC licence search
Ask about experience relevant to your transaction
A condominium, lake property, new build and commercial lease involve different checks. Ask the agent to explain a comparable process without disclosing another client’s private information. For relocation, ask how they coordinate remote tours, inspections and deadlines.
Test local knowledge with a specific property
Ask: “Which school is assigned to this address? Which jurisdictions make up the tax bill? What flood and insurance checks are needed? How does it compare with recent sales?” A useful answer identifies sources and what remains unknown. Knowing neighborhood names is only the beginning.
Discuss the agreement before showings
TREC’s 2026 guidance requires a written agreement when a license holder works with a prospective residential buyer, before a showing or, without showings, before presenting an offer. It can provide representation or a limited showing without representation. Read the services, term, exclusivity, compensation and termination terms. Compensation is negotiable and is not set by law.

Understand payment without assumptions
Ask for a written explanation of the compensation, who is responsible under your agreement and what happens if the seller offers less. Do not rely on an assumption that every buyer service is free. Compare the service scope and obligations alongside the fee.
For new construction, who works for you?
The builder’s representative works on the seller’s side. Ask your agent how they compare specifications, lot premiums, incentives, completed-home taxes and independent inspections. Discuss the builder’s buyer-registration policy before the first visit. A furnished model does not show every term of your selected home.
For selling, ask for the reasoning behind the price
Ask to see comparable sales, active competitors, condition differences and the preparation plan. Discuss photography, showings, feedback and when the strategy would be reviewed. The highest suggested list price does not establish the strongest selling plan.
Agree on communication and language
Clarify who answers questions, how tours are scheduled, how urgent documents are handled and who covers absences. For an overseas purchase, discuss time zones and signing arrangements early. A Russian-speaking Realtor in Houston can help you discuss complex questions in your preferred language; the appropriate specialists review legal and lending decisions.
Read reviews and media coverage in context
Look at the source, date and transaction type, not only an overall score. Magazine coverage can introduce an agent’s approach, but it does not replace a conversation about your needs. Distinguish interviews, professional profiles and sponsored material. A personal referral is useful; the working terms still belong in writing.
Questions for your first conversation
“Who will handle my transaction? How do you verify price and full ownership costs? What will we sign and what are my obligations? How do you communicate problems? Which questions go to an attorney, lender or inspector?” The answers should be clear before you commit to working together.
