OUR COMMUNITY

Different roots. A shared sense of belonging.

We come from Russia, Ukraine, Kazakhstan, Uzbekistan, Belarus, Georgia, Armenia, Azerbaijan, Moldova, Kyrgyzstan, Tajikistan, Turkmenistan, Estonia, Latvia, Lithuania and beyond. Each person brings their own identity, language and traditions. Russian is one of the languages that helps many of us connect. Everyone is welcome.

“I’m proud to be part of this rich, evolving community—and to help people build their next chapter here.”

THE NEIGHBORHOOD COLLECTION

Find your corner of Houston.

A city of possibilities. A neighborhood for your everyday life.

West Houston

Katy

Master-planned neighborhoods, established communities and a broad choice of new construction along the I-10 and Grand Parkway corridors. Compare individual school assignments, tax districts and your actual work commute.

↗
Southwest

Sugar Land

An established suburban city with Sugar Land Town Square, parks and neighborhoods ranging from older homes to newer developments. Look closely at renovation history, drainage and the commute to your workplace.

↗
Central Houston

Inside the Loop

Explore the Heights, Montrose, Midtown, Downtown, Museum District, Rice Military and West University Place. Townhomes, condos and detached houses offer different maintenance, parking and ownership costs.

↗
Northwest

Cypress

Bridgeland, Towne Lake and established Cypress neighborhoods offer very different settings. Review construction timelines, HOA rules, MUD taxes and travel along US-290 before narrowing your search.

↗
Northeast

Kingwood

Wooded villages, greenbelt trails and Lake Houston surroundings define Kingwood. Review the exact lot’s flood history, drainage, school assignment and access to US-59/I-69.

↗
North

The Woodlands

A network of villages, trails and commercial centers around The Woodlands Waterway and Town Center. Consider township standards, property condition and travel to Houston as part of the ownership decision.

↗
North

Spring

Spring covers a large area with varied neighborhoods near I-45, Hardy Toll Road and Grand Parkway. A Spring mailing address does not establish a school district or a particular set of neighborhood rules.

↗
North

Conroe & Lake Conroe

Compare Conroe’s established neighborhoods, new communities and Lake Conroe properties. Waterfront ownership adds questions about shoreline maintenance, insurance, restrictions and access.

↗
South

Pearland

Pearland offers established subdivisions and newer development south of Houston. Compare east and west locations, routes to the Medical Center and the taxes attached to each property.

↗
West / Central

Memorial & Spring Branch

Established neighborhoods, Memorial City and Energy Corridor access make this a useful area to compare. Memorial Villages, Spring Branch and nearby Houston neighborhoods have distinct jurisdictions and housing stock.

↗
Southwest

Richmond, Rosenberg & Fulshear

New construction and master-planned communities are a major part of the search here. Compare builder contracts, completion dates, taxes, incentives and the drive along Westpark Tollway or US-59.

↗
Northwest / North

Tomball, Magnolia & Montgomery

From suburban neighborhoods to acreage and new developments, property types vary widely. Check utilities, septic or well systems where relevant, deed restrictions and access roads.

↗
Northeast

Humble, Atascocita, Porter & New Caney

Communities around Lake Houston and the I-69 corridor offer established homes and new development. Compare airport access, commute routes, flood maps and the cost of each tax district.

↗
Southeast

Clear Lake, Friendswood & League City

Explore southeast Houston’s residential communities near NASA and the Bay Area. Consider windstorm and flood coverage, commute routes and neighborhood restrictions.

↗
Greater Houston

Bellaire, River Oaks, Galleria & Beyond

Bellaire, River Oaks, Uptown/Galleria, Missouri City, Stafford, Baytown, Deer Park and Pasadena broaden the choices. Start with your work location, budget and preferred home type, then compare properties individually.

MEET OKSANA BOGOTT

Your Houston connection.
Your real estate advocate.

I’m Oksana Bogott, a Russian-speaking REALTOR® with Coldwell Banker Realty. Houston is home. I help local and relocating clients buy and sell homes, and help business owners find commercial space. I also serve as Vice President of the Houston Slavic Association and bring people together through “Let’s Meet with Oksana.”

I start with the numbers: the full payment, comparable sales and costs after purchase. Sellers need pricing, preparation and a negotiation strategy. Relocation needs a sequence: temporary housing, commute, address-based school checks, tours and inspections. More about me and how I work

THE HOUSTON ESSENTIALS

Better questions. More confident decisions.

How much cash do I need to buy?

In our $325,000 example, a 20% down payment is $65,000. Closing costs, inspections, moving and reserves are separate. Your lender’s written estimate determines your actual cash requirement.

What percentage should I budget for closing costs?

CFPB gives a typical 2–5% range excluding the down payment: $6,500–$16,250 on $325,000. This is general guidance, not a Houston quote; use your Loan Estimate and final disclosure.

How long does a purchase take?

There is no guaranteed timeline. Search, underwriting, appraisal, title and repairs affect the closing date. For most covered mortgages, the Closing Disclosure must arrive at least 3 business days before closing; agree a realistic schedule with your lender.

Can I buy remotely or from abroad?

Remote tours and coordinated inspections can support a purchase. Before committing, confirm financing eligibility, identity documents, signing arrangements and any applicable ownership restrictions with the lender, title company and qualified counsel.

Should I choose new construction or resale?

Compare final price, completion date, taxes after construction, condition and contract terms. A builder incentive can depend on a particular lender or deadline. A new home still deserves an independent inspection.

How much are property taxes?

Our 2.0%, 2.5% and 3.0% budget scenarios equal $541.67, $677.08 and $812.50 monthly on $325,000 before exemptions, using price as an illustrative tax base. These are scenarios, not verified neighborhood rates. Check each address and tax year.

What is a MUD tax?

A Municipal Utility District provides designated utility services and may levy taxes. Check whether its tax is already included in the quoted combined rate so it is counted once.

Does homeowners insurance cover flooding?

Most homeowners policies do not cover flooding. Obtain a separate flood quote and review limits, deductibles and effective dates. A location outside a mapped high-risk zone can still flood.

What is a homestead exemption?

It reduces eligible taxable value for a qualifying principal residence. It is not a flat discount on every bill. Confirm eligibility and apply through the appraisal district; do not assume the seller’s exemptions become yours.

How do I verify the assigned school?

Use the exact address in the school district’s official attendance tool, then confirm directly with the district for the relevant school year. City names and listing descriptions do not establish enrollment eligibility.

How long will it take to sell my home?

No responsible estimate is a guarantee. Comparable sales, competing listings, price, condition and buyer financing affect timing. Request a property-specific pricing and preparation plan instead of relying on a metro average.

Do you help with commercial real estate?

Yes. Oksana assists with commercial purchases, leasing and business relocation. Define permitted use, parking, build-out needs and the full occupancy cost before committing. Specialized legal and technical reviews remain important.
