Katy offers both older city neighborhoods and new subdivisions farther along the western corridors. It is worth comparing when access to west-Houston employment matters. Check how far a home sits from the freeway, whether the tax bill includes a MUD, and what construction remains around it.
Master-planned neighborhoods, established communities and a broad choice of new construction along the I-10 and Grand Parkway corridors. Compare individual school assignments, tax districts and your actual work commute.
Cinco Ranch is an established choice; its developer says construction is complete. Elyson is a different new-home search, farther north in the Katy area. Do not treat “Katy” as one school boundary or one commute. Compare your actual access to I-10 and Grand Parkway from each homesite.
For a resale, examine roof age, HVAC replacement, foundation movement, drainage and renovation permits. For a new build, request a final options sheet and calculate tax on the completed home. A lower base price can be offset by a lot premium or a different annual tax bill.
Build a tour around one established-home comparison and one new-home comparison, then drive both routes at your normal travel time. Keep the same bedroom, lot and monthly-cost requirements so the comparison remains useful.
Request comparable sales, inspect the property, obtain insurance quotes and estimate the complete monthly cost. For new construction, review completion dates, builder terms and taxes after the home is completed.
